BLACKHEATH COACH HOUSE BASEMENT

This new basement build with concrete superstructure below a new extension of a period property in Blackheath, London, is a project we are particularly proud of at MJ Rooney. Within the new construction, the project included a new gym, cinema room, two bedrooms with an outdoor swimming pool, pool house, and summer house.

We began with mass concrete underpinning, starting with trial holes to assess existing footings. We excavated shafts and installed concrete pins to reinforce the structure, allowing for a complete basement excavation. The basement was fitted with drainage systems and waterproofing, including a cavity drainage system with a dimpled membrane and bentonite strips.

The project also featured a two-story extension with terracotta cladding and a zinc roof, complementing the modern basement. Concrete was used for its strength and flexibility, including large glazing openings. The waterproofing system included a pump station with Wi-Fi monitoring, ensuring reliable performance and optimal protection.
