Underpinning
Underpinning is a method to strengthen the foundation of an existing building or structure. MJ Rooney is one of London and Kent's oldest underpinning and groundworks contractors who have completed many thousands of underpinning projects over the last four decades. Our extensive experience and proven techniques ensure the stability and longevity of your building, property or structure while maintaining a safe environment.
Main underpinning methods and considerations
There are 3 main methods to underpin a building, home or structure:
- Traditional mass concrete underpinning: Strong, reliable concrete base for deep foundations
- Reinforced concrete underpinning: Concrete strengthened with steel for added stability
- Piled underpinning: Deep support using driven piles for weak soil or limited access
When it comes to the considerations and underpinning methods to apply, this will always be unique to every building or structure. A site assessment will identify your needs. However, they typically involve:

Our underpinning services
We will build individual pins in sequence until they join up to make a single foundation. The video shows our 3D model displaying the traditional underpinning works. We will use piling to form underpinning in poor ground conditions, but this is less common.
