Experience
MJ Rooney is fast approaching their 40th year of London basement construction, which makes us one of the oldest basement specialists around. The second generation of directors is Eoin Rooney, Cormac Rooney & Dermot Rooney who are all educated to degree level and have a lifetime of experience in basement construction. They lead a team of basement specialist project managers, civil engineers, architects and surveyors that make up an award-winning team leading the way in the London basement industry. MJ Rooney’s site team is highly experienced and trained to deliver complex and detailed basement projects to the highest standards.
Waterproofing
MJ Rooney is specialized in the design and installation of basement waterproofing in London and Kent. All waterproofing is designed and managed in-house by a specialist building surveyor and a team of CSSW surveyors (Certificated Surveyor in Structural Waterproofing). As members of the PCA, MJ Rooney are subject to regular external audit to ensure that high standards are maintained. Our highly trained professionals install a wide variety of waterproofing systems to the highest quality and all works are covered by our 10-year insurance-backed guarantee. In 2021 The Property Care Association honored MJ Rooney with the ‘Structural Waterproofing Contractor of the Year’ award.

Basement Technology
Technology is at the heart of delivering safety, quality and efficiency in basement construction for MJ Rooney. We develop a 4D model for every project to show how the three-dimensional environment will change over time. We use the same technology to help us develop temporary works schemes and to find an easy route through the party wall process. Based on this use of technology in basement construction, MJ Rooney were awarded “Digital Construction Excellence” in 2019 by Construction News. New Civil Engineer Magazine gave the award for ‘UK ‘Technology Champion 2017’ and “Design Innovator 2019“.
Health and Safety
Basement construction health and safety, requires attention to detail. MJ Rooney have a highly trained and competent workforce with a wealth of experience in the various types of basement construction. Construction News awarded MJ Rooney with the UK ‘Training Excellence’ Award in 2018 which was greatly received by the MJ Rooney team for their efforts in setting the bar in health and safety within the UK construction industry.
Guarantees
MJ Rooney offers a 10-year guarantee on all of our projects. We carry professional indemnity insurance for our design in temporary works, drainage design and structural waterproofing design. We also offer an insurance backed guarantee on the structural waterproofing in the unlikely event that we were no longer trading.
